We do not charge additional fees for acting on behalf of the first mortgage lender. If you are obtaining a second mortgage or a Help to Buy Equity Mortgage is being arranged, we charge an additional fee of £200 plus VAT.

Disbursements

Are costs related to your matter that are payable to third parties, such as Land Registry fees? We handle the payment of the disbursements on your behalf to ensure a smoother process. When buying a leasehold property, other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller's solicitors.

When Buying a Leasehold Property, the Following Disbursements May Apply

  • Landlord Notice fees
  • Notice of Transfer fee – This fee is chargeable as set out in the lease or within Landlord/Management Information Pack.  
  • Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease or within the Landlord/Management Company Information Pack. 
  • Deed of Covenant fee – This fee is provided by the Landlord/Management Company.
  • Certificate of Compliance fee - This fee is provided by the Landlord/Management Company.


These fees vary from property to property. You should also be aware that ground rent and service charges are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as we receive this information.


Our fees cover all the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

How Long Will My House Purchase Take?

Timescales vary depending on the nature of the transaction and the parties involved. A typical purchase may take around 12  weeks. More complex transactions, such as leasehold properties requiring a lease extension, can take between 16  to 20 weeks.

Additional fees may apply where the transaction is more complex.


Our Fee Assumes That:

  • This is a standard transaction and that no unforeseen matters arise, including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  • The transaction involves  the assignment of an existing lease and is not the grant of a new lease
  • The transaction is concluded in a timely manner, and no unforeseen complication arises
  • All parties to the transaction are cooperative, and there is no unreasonable delay from third parties in providing documentation
  • No indemnity policies are required. Additional disbursements may apply if indemnity policies are required. Lender approval will also need to be obtained.

Stages of the Process

The precise stages involved in the purchase of a residential property will vary depending on the circumstances of each transaction. However, the process will typically include the following key steps:

  • Taking your instructions and providing initial advice 
  • Confirming that funding is in place and liaising with your lender and their solicitors if required 
  • Receiving and reviewing the contract documentation 
  • Carrying out the necessary property searches 
  • Obtaining further documentation, including planning information where required 
  • Raising enquiries with the seller’s solicitors 
  • Advising you on all documentation and information received 
  • Reviewing and explaining the terms of your mortgage offer 
  • Preparing and sending the contract to you for signature 
  • Agreeing a completion date with all parties 
  • Exchanging contracts and confirming this to you 
  • Arranging for funds to be received from your lender and from you 
  • Completing the purchase 
  • Paying any Stamp Duty Land Tax due 
  • Registering your ownership at the Land Registry

Redemption of the first charge is included in our fee; a charge of £200 Plus VAT is made for each additional charge, restriction, or notice registered on the Title. If the property you are selling is a leasehold property, the Landlord/Freehold Owner and or Management Company may charge a fee to provide a pack of information which the buyer will require. These are third-party costs, which we can only confirm during the curse of the transaction. However, you can inquire with the Landlord/Freehold Owner/Management Company what their charges are at any time.

How Long Will My House Sale Take?

How long it will take from accepting your buyer's offer until you complete your sale will depend on a number of factors. The average process takes between 8 and 12 weeks.

It can be quicker or slower, depending on the parties in the chain. For example, if you have an onward purchase and there is a chain involved, it could take more than 8 -12 weeks.

  • Responding to enquiries raised by the buyer’s solicitors with your assistance 
  • Approving the buyer’s draft Transfer and sending the contract and Transfer to you for signature 
  • Negotiating the terms of the transaction and agreeing a completion date 
  • Exchanging contracts and confirming this to you 
  • Completing the sale 
  • Redeeming any existing mortgage and settling estate agents’ fees 
  • Accounting to you for the net proceeds of sale 
  • Forwarding title deeds and documents to the buyer’s solicitors
